Try Before You Buy!


An exclusive agreement between the owner of the property and Livingstone Estates gives access to a potential buyer via a rental period which can be considered as a ‘trial’ to see if the property meets the expectations & requirements.

Conditions for this scheme are:
  1. A maximum rental period of 1 week*
  2. Trial can take place at any given time (subject to availability)
  3. The rental fee will be agreed between the owner & Livingstone Estates, dependant on:
    • Characteristics of the property
    • Season
  4. The property will become part of the Livingstone Estates Short Term Rental Portfolio
  5. Terms & Conditions applicable as per those documented within the Livingstone Estates Rental Portfolio, with the exception of time period (for details, please refer to the next page)
  6. The property remains available for viewing by other potential buyers, even if rented out under the "Try it before You Buy it!" scheme.  Potential buyers participating in the scheme will be made aware of this condition prior to taking up occupancy of the property for their trial week.



Advantages of this scheme:

  1. The property will be tagged and listed in our sales & rentals portfolio, along with the corresponding purchase price of the property
  2. Greater exposure due to 2 Web pages under which the property is promoted through links between the pages:
  3. No long term commitment due to the minimum rental period
  4. 5* Concierge Service available during the rental period, ensuring your property is in good hands throughout the period prior to it being sold.
  5. Additional income without any additional cost for the owner whilst the property is on the market!

RENTAL TERMS & CONDITIONS AS ALREADY DEFINED BY LIVINGSTONE ESTATES

*Time Period: Maximum 1 week (this being the only exception to the general  terms & conditions as already defined by Livingstone Estates. Normally, short term period is up to a maximum of 3 months)
   
Reservation Deposit 30% of total rental fee ( non refundable )
   
Balance Due 6 weeks prior to arrival (on advanced bookings). Total balance  is to be paid in full when the booking is placed within less than 6 weeks of the trial week commencing. Balance includes a retainer fee, for possible damages (30% of the total rental fee or 1.000€, whichever is the minumum).  This fee will be refunded in full, within 1  week of the property being vacated, subject to the property being satisfactorily reviewed.
   
Form of Payment Credit card, bank transfers and cash.  Proof of payment will be issued in the form of a receipt or, if required, an invoice. 
   
Price Includes 

5* Concierge Service – bookings for restaurants, tee times, spa visits etc.  Visit our Concierge Section for operating hours &  contact details
Special additional services are included in some properties  based on the owner’s preferences

General Maintenance of Property; i.e. electric fittings, boilers, and other repairs which fall under the responsibility of the owner of the property and are to be carried out in accordance with the Spanish Legal System

Check - in / Check - out cleaning & laundering of bedding,  sheets, towels
Electricity (up to € 75 per week)
Water 

   
Check–in Formalities: Signing of original contract
Payment of any outstanding fees (if this has not already been done prior to arrival)
